Welcome to Real Estate Buddy

Real Estate Buddy (“we,” “us,” or “our”) is owned and operated by RealDealCPA.Ai LLC. By accessing or using our website, app, and services (collectively, the “Service”), you agree to abide by these Terms. If you do not agree with them, please refrain from using the Service.

1. The Service

Real Estate Buddy provides tools for real estate investment analysis, generating pro forma reports to estimate cash-on-cash returns based on:

• User-supplied property addresses
• Publicly available or third-party data on average market rents
• Standard assumptions such as current 30-year mortgage rates and a 20% down payment

2. Eligibility

To use our Service, you must:

• Be at least 18 years old (or of legal age in your jurisdiction)
• Have the legal capacity to enter into these Terms
• Use the Service only for lawful purposes

3. Intellectual Property

The Service and all its components, including software, data, text, images, and reports, are owned by RealDealCPA.Ai LLC or its licensors. Allowed actions:

• Use for personal or internal business purposes
• Download or print reports for personal or business use

Prohibited actions:

• Reverse engineer, decompile, or create derivative works from the Service
• Sell, license, or commercially exploit any part of the Service without permission

4. Disclaimers

The Service and pro forma reports are provided “AS IS,” without any warranties. We do not guarantee the accuracy, completeness, or timeliness of any data or projections. You use the Service at your own risk.

5. No Financial or Investment Advice

Real Estate Buddy does not provide financial, investment, legal, tax, or real estate advice. All reports and projections are informational. Consult licensed professionals before making financial or real estate decisions.

6. Limitation of Liability

To the fullest extent permitted by law:

• We will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service.
• Our total liability for any claims is limited to the greater of $100 or the amount you paid us in the 12 months prior to the claim.

7. Indemnification

You agree to indemnify and hold RealDealCPA.Ai LLC and its affiliates harmless from any claims, losses, or damages resulting from:

• Your use of the Service
• Your breach of these Terms
• Your violation of any laws or third-party rights

8. Arbitration Agreement

Disputes related to the Terms or Service use will be resolved via binding arbitration administered by the AAA under its Commercial Arbitration Rules, held in Orlando, Florida. Each party bears its arbitration costs unless decided otherwise. Class actions or class arbitration are waived.

9. Changes to Terms

We may revise these Terms at any time. Changes are effective upon posting. Continued use of the Service indicates acceptance of the new Terms.

10. Governing Law

These Terms are governed by Florida law, excluding any conflict of law principles.
